A planning application (map) has been received to rezone a property at 10116 150 Street NW.
The proposed rezoning is from Low-Intensity Business Zone (CB1) to Commercial Mixed Business Zone (CB3). The rezoning would allow the development of a range of medium intensity commercial as well as opportunities for residential development in locations near high capacity transportation nodes. The zone is not intended to accommodate big-box style commercial development, which utilizes significant amounts of surface parking.
The Main Streets Overlay applies to both the existing and proposed zones. An associated application has been made to amend the Jasper Place Area Redevelopment Plan to allow an increased height at this location to support the rezoning.
